Orlando-area September existing condominium sales were nearly four times higher than the same month a year ago, but values continue to decline.

A total of 587 condo units changed hands last month in metro Orlando, up from the 146 unit sales in September 2008. But median home prices fell 51 percent, from $108,200 last year to $52,600 this year.

Meanwhile, the Florida Association of Realtors reported 41.5 percent more single-family home transactions in September, from 1,588 last year to 2,247 this year. Median home values fell to $144,100, a 21 percent drop from September 2008’s $182,700.

In metro Daytona Beach, condo resales were nearly double September 2008’s 74 unit sales, with 140 property transactions last month. The median condo value in September 2009 was $176,900, 25.5 percent down from the $237,500 reported in the same month a year prior.

Single-family home resales in metro Daytona Beach totaled 766 in September, nearly 43 percent up from September 2008’s 536. The median single-family home value fell 17.5 percent in September, from $160,000 last year to $132,000 this year.

Statewide, existing home sales rose 33.7 percent, from 10,778 homes sold in September 2008 to 14,419 homes sold last month. Florida’s median sales price for existing homes last month was $142,000, a 18.8 percent drop from September 2008’s $174,900.

Florida Realtors also reported a 77 percent increase in September condo resales statewide, from 2,870 sales last year to 5,088 this year. The median price for a Sunshine State condo in September was $102,500, 33 percent below September 2008’s $153,500.
